Are you licensed?
Yes, all of our property managers are licensed real estate agents. -
Can I reach you after hours?
We try to discuss property management matters during normal business hours. However, we understand that unique circumstances arise and are willing to work with our owners and tenants to resolve any matter at any time. -
Can you put the money directly into my account?
Yes, we make monthly payments to our owners and we can deposit money directly into your account. -
Do I get to see the lease or sign it?
Yes, we supply our owners with copies of the lease and they may sign it if they would like. However, we often sign the leases on behalf of the owner. -
Do you sell real estate too?
Yes, we are willing to help buy or sell real estate for our property owners. -
How and when do I get my checks?
We normally direct deposit your check on or around the 10th of every month. -
How is rent collection handled?
We collect rent through our property management system, Appfolio. -
How long of a lease do you sign?
All leases are in writing and normally cover a period of one year. Longer leases are approved after discussion with the property owner. With the owner’s approval, during slower rental periods, we accept leases for less than one year in order to have the lease expire during a more active rental period. On occasion we may elect to place a tenant on a month to month or 6 month rental lease to accommodate sale of the property by the owner, a tenant’s pending departure, or moving the property into a more active rental period such as the summer. -
How much security deposit do you charge the tenant?
We charge a security deposit equal to one month’s rent. -
How soon can you start managing my property?
We can start the process immediately. Contact us so we can find out more about you and your property management needs. We can normally do all the paperwork needed electronically and can begin the process quickly. -
What type of properties do you manage?
We specialize in single-family homes, duplexes, town homes, and small apartment complexes. -
Who holds the tenant security deposit?
We will hold the tenants' security deposit in a non-interest bearing escrow account. -
Do you manage short term rentals?
Yes. We can manage short term rentals as well AirBnB and VBRO rentals.
